Highway Access

The Business Park is located between the towns of Blind River and Iron Bridge along Highway 17 Trans Canada Highway. The entrance to the park connects to the north side of Highway 17 on the tangent of a curve.

This is an approved access site with visibility unimpeded in both direction. The Ministry of Transportation has deemed this assess point acceptable for an Industrial Park as low traffic volumes in this area of the highway are not anticipated to change.

Proximity to Two Towns

Close proximity to the town of Blind River and Iron Bridge means that most building materials and other needed materials are easily accessible. It also means that a large pool of manpower is close by, many of whom are skilled tradesmen. There is also an abundance of restaurants, grocery stores and hotels in the near by communities.

The MDC Business Park is close, but not too close to these urban centres. The Industrial Park is still far enough away from these built up areas enough for noise and other disbursement allowances.

Taxation Benefits To Native Businesses

Under section 149 91) (d) of the Income Tax Act, since the MDC is First Nation owned and headquartered on reserve, any subsequent native business that is headquartered on a reserve could also benefit from this tax exemption.

Traffic Review

The road connects onto the north side of Highway 17 on the tangent of a curve. This is an approved access point with visibility unimpeded in both directions.

Discussions with the Ministry of Transportation indicated that this intersection would remain suitable should it be used to access a business park. The intersection can accommodate the planned traffic increase from a business park due to the low traffic volumes in this area. Figures prepared in 1992 by the Ministry of Transportation indicates average annual daily traffic (AADT) at only 3,900 with seasonal variations of up to 5,400 AADT in the summer and 3,000 AADT during the winter months. The low traffic volumes have remained stable since the report was written and no foreseeable increases are anticipated.

Low Leasing Price and Flexible Terms

Lease prices are still being calculated, however will be considerably lower than most industrial park lease rates. Terms and Conditions will be flexible within reason to the needs of the tenants.

Infrastructure Development

The MDC Industrial Park management will work with potential tenants in cooperation to develop any required infrastructure that a resident business may require.

Water

The Industrial Park has a well previously installed which is a shallow sand point well 30 to 32 feet deep that produces approximately 20 gallons of water per minute. Previous tests indicated the water quality to be suitable for drinking.

Based on the previous cursory review, it would appear that water quality and quantity will not be a problem, however, proper due diligence of a hydro geological investigation will be performed prior to development by the MDC.

Septic System

The sandy soil present on the property and the low water table are suitable conditions for the construction of individual on site septic systems.

Hydro

An existing Hydro One power line runs near the south west limits of the property.

Hydro One has indicated that there is sufficient capacity in this line to supply three phase power to the Business Park, and suggests that the park be serviced with overhead power lines supported by timber poles along the proposed service road. These poles could be fitted with lamps to provide street lighting for the Business Park.

Telephone

An existing telephone line is supported by the same poles as the hydro lines adjacent to Highway 17. Phone service to the property will be a simple task.

Soil and Water Table

When tested, the in-situ soils revealed an upper strata of fine compact sands, changing to a more silty compact sand at depths of 4 to 6.5 feet. The water table was noted at a depth of approximately 6.5 feet below grade.

Building Foundations

The soil conditions at the site are ideally suited to support the loads of conventional spread footing foundations.
